ASSEMBLE
Knox Presbyterian and the Stratford Arts Collective approached TCF along with a local property developer and architectural firm. The three parties had conceived of a partnership concept but asked for help in structuring their deal. Further planning, architectural and business planning work is being done now, with a view to creating a mixed-used community hub and housing project.
FUND
An application was made for this project, for the Federal Government Investment Readiness Programme. A community bond issuance is foreseen as a primary financing vehicle, along with the potential sale of developable land, to a development partner. ($2 million property valuation).
OPERATE
TCF's Central Services team has offered to operate this project, in subsequent phases.
ASSEMBLER
L’église presbyterienne Knox et le Stratford Arts Collective ont contacté la TCF ainsi qu'un promoteur immobilier et un cabinet d'architectes locaux. Les trois parties avaient conçu un concept de partenariat, mais ont demandé de l'aide pour structurer leur accord. D'autres travaux de planification, d'architecture et de planification commerciale sont en cours, en vue de créer un centre communautaire à usage mixte et un projet de logement.
FINANCER
Une demande a été faite pour ce projet, dans le cadre du programme de préparation à l'investissement du gouvernement fédéral. Une émission d'obligations communautaires est prévue comme principal moyen de financement, ainsi que la vente éventuelle de terrains aménageables à un partenaire de développement. (Évaluation de la propriété de 2 millions de dollars).
GÉRER
L'équipe des services centraux de la TCF a proposé de gérer ce projet, en phases ultérieures.
